Bright and quiet apartment accommodation in Florence with two bedrooms, two bathrooms and a balcony, located on the third and last floor of a period building (without elevator) close to the Giardino della Gherardesca, the Cimitero degli Inglesi and University of Florence.
The 100 sq. m (1076 sq. ft) was renovated and fully refurbished in April 2009 and has been fitted with air conditioning and independent heating. The apartment offers guests a spacious living room with a couch, a TV corner and a dining table for up to 6 people. The living room leads into to the fully equipped kitchen, complete with fridge, freezer, dishwasher and oven.
The first bedroom is also accessible from the living room, and has twin beds (which can be joined together to form a double), and a cloakroom/walk-in closet. The bathroom on this floor is fitted with a stall shower. The second bedroom, also furnished with twin beds (which can also be joined or kept separate), is located on the upper floor, and is accessible by a wooden staircase in the living room, and leads to the second bathroom with shower and washing machine.
The apartment benefits from a painstaking restoration and immense natural light from the large windows that offer a lovely view over the rooftops of Florence and over the surrounding hills. There is a nice balcony too which makes the apartment an ideal choice for a pleasant family holiday in Florence in an elegant and cosy atmosphere.

Pricing Information:
Included in the price: utility bills for rentals up to 14 days, final cleaning, condo expenses and taxes
Excluded from the price: utility bills for rentals over 14 days (charges based on meter readings); contract registration fee for rentals over 30 days. The contract is in Italian and the fee is equal to 1% of the total rental price (with the minimum fee being 33,50€) plus 30,00€ for revenue stamps.

At check-in, the guest is required to bring the necessary documentation for the local authorities:
- a photocopy of their Passport or Identity Card (all persons over the age of 18)
- the VISA if required by their Nationality (all persons over the age of 18)
Beware:
for arrivals between 7PM and 10PM there is an extra cost of 20 euros to pay in cash on arrival.
For arrivals between after 10PM there is an extra of 40 euros to pay in cash on arrival

The Security Deposit will be returned to the Client in full within 5 days of the termination of the contract

The electricity and gas meters will be read upon check in and check out for these purposes. Should the monthly bill exceed this limit, the extra cost will be retained from the Security Deposit.

TERMS AND CONDITIONS

The Company may replace the Property with another of identical or superior quality, should the Company be unable to guarantee the Client use of the Property due to events of force majeure or for any contingencies beyond the Company's control. If the Client has a reasonable and substantiated cause for refusing the Property offered by way of replacement, the Company will refund the Client the amounts paid. No further amounts shall be due by the Company to the Client.

The Client agrees that the maximum number of people entitled to occupy the Property is that set forth in the Booking Confirmation. Non-compliance with this obligation shall entail payment to the Company of a penalty equivalent to 30% of the overall price for the Property for each additional person.
